How can I join the interest list?

When will move-ins begin?
Initial move-ins are currently anticipated to begin around September 21, 2026. Timing is subject to change based on construction progress and final approvals.
Will there be a waitlist?
An interest list is currently being formed. Information regarding the formal waitlist process will be shared closer to opening.
Housing Program & Eligibility
Are the apartment homes income-restricted?
Yes. The Mallard offers income-restricted 1-, 2-, and 3-bedroom apartment homes.
What are the income limits and qualification requirements?
Income limits and eligibility requirements will be announced prior to leasing.
Are housing vouchers accepted?
Yes. Housing vouchers are accepted.
Will Project-Based Vouchers be available?
The Mallard will include select Project-Based Voucher units. Tenant-based housing vouchers are also accepted.
What documents will I need to apply?
Applicants should expect to provide standard affordable housing and tax credit documentation, which may include a completed application, government-issued identification, proof of income, applicable asset documentation, birth certificates for minor household members, and any additional documentation required to verify eligibility.
Is there an application fee or security deposit?
Yes. The application fee is $50 per applicant age 18 or older.
Current security deposits are:
1-Bedroom: $400
2-Bedroom: $800
3-Bedroom: $1,200
What are the occupancy standards?

Community Information
What amenities will be available?
Planned amenities currently include a playground and bike room. Additional community information may be released as construction progresses.
Are pets allowed?
Yes. Pets are welcome. Please contact the leasing team for information regarding breed restrictions, requirements, and any applicable fees.
Are utilities included in the rent?
Residents will be responsible for electricity. Other utility information will be confirmed by the leasing team.
Are floor plans or apartment renderings available?
Floor plans and apartment renderings are being confirmed and will be shared as they become available.
Construction & Community Updates
When will construction be completed?
The community is being developed in three phases. The first residential building is currently anticipated to be completed in Fall 2026.
Is the anticipated opening timeline subject to change?
Yes. Construction schedules, building completion dates, and move-in timelines may vary by phase and are subject to change.
